Overrated REIT Investments

Nung unang inilabas ang REIT ay it felt like the pot of gold sa end ng rainbow.

Are you kidding me? You buy an asset na mandated by law na magbigay sayo ng dividend?

An investor can receive regular cash, property, or stock dividend payouts of at least 90% of the REIT’s distributable income per year.

Oh diba? Saan ka pa!

Well, there is really no such thing as pot of gold pagdating sa investments.

Kahit nga ang popular na MP2 investment ay may mga disadvantage din. Hindi siya liquid kasi may lock-in period at nagvavary ang dividend rate nito. You will not realize this about MP2 until nagstart nang bumaba talaga ang dividend rate and doon mo lang maiintindihan na regardless gaano kaganda pinipresent sayo ang isang investment ay may kaakibat pa din yan na risk.

Real estate investment trusts (REITs) are companies that own and operate real estate properties. Like stocks, you can buy and sell shares through brokerage accounts, and they’re required by law to pay at least 90% of their taxable income to shareholders as a dividend.

Yes, 90 percent but hindi siya guaranteed.

Kapag walang income or at loss ay wala kang dividend.

Go and take a look at REIT’s dividend payout and see if umaakyat ba siya or pababa ang trend nito sa ngayon.

REITs have experienced institutional management meaning magagaling ang humahawak ng REIT investment mo which also means magbabayad ka ng management fees.

Yung value ng binili mo na REIT ay under pa din sa supply and demand meaning affected pa din ng market volatility. Pwedeng bumagsak ang price ng nabili mo na REIT.

Wala kang ownership sa properties. Ito ang common misconception. Buying a REIT is not like buying a rental property. Wala kang direct ownership ng properties sa REIT despite they often promote REIT as some sort of cheap way to get into real estate investing.

Good ba or bad ang REIT?

Depende sa definition mo ng good or bad.

Go ask around sa mga may REIT na. Tanungin mo magkano na kinita nila through dividends and capital growth. Mas maganda yung may personal experience na kesa puro theory lang ang pros and cons.
